A precinct in the long-term planning pipeline.

Bulmans Road covers 214.8 ha immediately north-west of Melton township at Harkness. It sits in Horizon 3 of Victoria's 10-year plan for Melbourne's greenfields — meaning planning is expected to commence between 2029/30 and 2033/34.

Because the precinct is unprogrammed, dwelling yields, densities, conservation areas and staging have not yet been set. That makes it an early-mover story: the geography, existing infrastructure and adjoining established estates are known today, while the formal figures await the future precinct structure plan.
